"I am selling you the terrace, the house is free" the owner said when selling this property. What? This house with beautiful arches? Is he joking? Is it a negotiating ploy? But over the years I have found how true that statement was. The house is nice, but it is the terrace and the view that stand out. It is the gorgeous views and the location that make this property unique.



Over the years, the terrace with its captivating view has been the focus of enjoyment. Some of it in the warm sun, parts in the cool shade, it is the place to relax, observe, entertain, play, dine, and just hang out. Gorgeous views, and always a gentle sea breeze to keep you cool. If you have visited Maslinica, you have likely been charmed by it. Many of the people who visit it on yachts worth many times the price of this property seem to think so. The marina is one of the favorite stops for yachts. The proximity to Split makes it easy to access from anywhere in the world and you can reach this home from the airport by land or sea in a fraction of the time it takes you to get to other islands. So if you have been to Maslinica, the allure of this excellent property location and the spacious lot for your enjoyment and as an investment is obvious. What other property in Maslinica is so strategically well located? First row next to the sea, close to town yet private, easy access, plenty of parking, south-facing and with gorgeous views? And a buildable lot in the back.

The House.


The interior is simple and small. Originally we planned to remodel, but we found that as an active family we spent very little time inside as we biked, hiked, explored the island and took advantage of being only a step away from the waves to swim, snorkel, windsurf and play in the sea. We also spent most of the day on the terrace. If you are looking for modern or spacious interior, you will not find it here. I would tell you a similar thing as the original owner did: "What you are really buying is the view and the location, the house is free." But great location is an old rule for good investment in real estate. However, we did update the most important part of any seaside home - the structure. Foundations were insulated, weather barriers installed, terrace redone with non-slip tile, and an outside kitchen was added, so while the interior is dated, the actual structure of the house is updated.

Behind the house is an opportunity.


What makes this backyard so unique? One word: Opportunity. The 521 m² lot is zoned to build another home or a rental property, if you so choose. Presently, the stone terraces on both sides are filled with trees and numerous other plants from where we have enjoyed lemons, kumquats, figs, peaches and nectarines. You can leave it as it is, add to it, make your own garden, build a swimming pool or build another home or rental property. Boring, but important

What else is behind the house? Parking. While it does not sound glamorous, it is surprisingly rare. On the entire Maslinica bay it is extremely difficult to find a front row property that has parking space. For owners, guests or visitors, finding a near-by parking spot in Maslinica is quite difficult, which makes access to even the nicest homes inconvenient. This property has a covered carport for two vehicles, with additional open space for another two or three cars.
